GEFMA 130-1 Sets New Standards for Sustainable and Efficient Space Utilization in Real Estate

To meet these demands, the GEFMA (German Facility Management Association) has released the updated guideline GEFMA 130-1 “Fundamentals of Space Management”. This guideline is aimed at facility management service providers, project developers, architects, and property users.

Regina Zeitner, head of the GEFMA working group on space management, emphasizes the importance of this area:

“Spaces form the foundation of the real estate industry – their precise recording and efficient use are essential for companies.”

Key success factors of professional space management include minimizing vacancies, optimizing space utilization, and having the flexibility to quickly respond to changing usage requirements. These factors contribute to better maintenance and higher user satisfaction. Thoughtful space management also improves energy consumption and conserves resources, leading to more sustainable property operations.

The new GEFMA 130-1 guideline provides the necessary foundation to raise awareness among users about the complexity of these tasks. It covers different target groups, methods for space measurement, and associated costs. Additionally, it offers guidance on applicable standards and regulations and highlights the connections and dependencies of space management with topics such as sustainability strategies, benchmarking, and IT support.

Given the significant importance of this topic, the GEFMA working group is already working on extensions to the new GEFMA 130-1 guideline, addressing areas like New Work (GEFMA 130-2) and IT support (GEFMA 130-3).
